1. TERMS OF USE & SELLER'S AGREEMENT - Read the these two pages (under this "Seller Info" tab above). Then fill out the LISTING FORM on the "How to List" page (tab above), and you will be asked to type in your name at the bottom of the form which shows your agreement with our "Terms of Use" and "Sellers Agreement" of this website and placing your ad information on this website. The information you put on the LISTING FORM is what will be placed on your own personal ad page.

2. PAYING FOR YOUR AD - Then, go to "How to Pay" tab (under "How to List" tab above) and pay for your ad. You can pay right now with your credit card over our secure site (look for blue "ADD TO CART" button here on this page), or send us a check.

3. SEND YOUR PICTURES - Send us your pictures! See the "Add Pictures" tab (under the "How to List" tab above).

4. COMPLETE PRIVACY FOR YOU - Your private information will always be kept completely PRIVATE. We will never use or sell your private information to any marketers, vendors or lists. The prospective buyers will contact us, and we will contact you to let you know you have a prospective buyer and you will contact them personally. This will eliminate your private information from getting spammed or telemarketers bothering you.

seller's tips

1. Shop around and have a Title Company that YOU will want to work with for the escrow process. When a prospective buyer comes to you with an offer and a 1% deposit check for "Earnest Money", they will need to know who to make the check out to.

2. Have your necessary forms handy that you will need (see "Forms" tab). You should have a spreadsheet about your property's facts and features handy at your Open Houses.

3. Plan your Open Houses for the weekends and keep it at a consistent time each weekend. (Like Sundays 1-4pm...or Saturdays AND Sundays 2-6pm.) We can advertise that here on this website, and save you hundreds of dollars in repeated newspaper ads.

3. Check with your local real estate offices for "comps" in your neighborhood. Start collecting them, if they already mail them to you. Know your market and what is a fair price for your property. If you have no resource, you can sometimes pay a local Real Estate agent for some comps (comparatives).

4. You might have to pay for an Appraiser to do a fair appraisal of your property (approximately $500-600) which should be dated within the past 6 months.
